On the Georgia coast just outside Savannah, the community of Waterways is set amongst the beauty of low-country nature. The master planned community is rooted in the natural environment, with neighborhoods and community spaces centered around the lagoons, marshes, and waterways that wind through the region. PRIME AE led the development team to plan a community fully engaged with nature and focused on active lifestyles while at the same time protecting the outstanding natural features of the region. These features include over six miles of tidal marsh frontage and areas of outstanding tree cover. The blending of people and nature is integrated in every aspect of the community, along with a coastal architectural theme inspired by its proximity to Savannah and the area’s low-country influences.
The master plan features a scenic drive connecting distinctive neighborhoods, each with their own parks and gardens. The neighborhoods are interconnected by extended pathways and miles of meandering lagoons that provide fishing and recreational boating, as well as a transportation waterway within the community. The lagoons terminate at the Marina Village, planned and designed to be the heart of the community, featuring wet and dry boat slips, a community clubhouse, retail and ships store, lodging, and a boat lift with access to the adjacent tidal Redbird Creek. Other design works include wayfinding and signage, aquatic centers, community gardens, kayak boathouse, pathways and waterways, the Lakewood pavilion, design and environmental guidelines and the Waterways Visitor Center.
Adventure and exploration, peace and relaxation, and modern amenities that allow for a vibrant life on the water all define the goal of the Waterways master plan—a deep connection to the landscape that defines what it means to live here.
