Markland is a master-planned residential community in St. Augustine, Florida. The community’s single-family residences reflect the historically grand style of St. Augustine, with gracious classic homes and traditional formal gardens. Markland offers the amenities of a larger community within a more intimate setting, keeping residents closely connected to all that the area has to offer, both within Markland and the greater St. Augustine region.
The PRIME AE team was engaged early in the project to perform a full range of professional services, including planning, civil engineering, landscape architecture, and permitting and marketing support. We began with a due diligence review and initial site planning studies, leading to a planned unit development (PUD) rezoning. Site planning included an arrival sequence which accounted for vehicular queues and accommodations for a gatehouse and entry feature. From there, we developed a theming package for all community site elements which included the identification of an overall architectural style and project icon features. We also provided design guidelines such as landscape requirements, fencing, walls, outdoor structures, paving, and more for the community builders to execute on.
Additionally, we a completed construction plan package was created for hardscape and landscape elements for all common areas, including small neighborhood recreational areas and resort-quality amenities such as a zero-entry pool, community tennis courts, a playground, and a network of parks and walkways. To support the community’s marketing efforts, we also created full-color renderings and perspectives.
