Master Plan unveiled for large office park

Home to over four million-square-feet of office space and 1,000 residential units, Deerwood Park is a 750-acre mixed-use development, centrally located between the beach communities and the St. Johns River is the home to many of Jacksonville’s largest employers.

Our team developed the master plan for Deerwood Park and provided infrastructure engineering services, encompassing a major interchange and three miles of four-lane divided highway. The development also features an integrated system of man-made lakes that serve a dual purpose by retaining stormwater and elevating the property’s aesthetic appeal.

Additionally, the project involved the establishment of water distribution and waste collection systems, complete with major pump stations which were an important part of the overall design.

To make sure of the project’s success, our team navigated the complex requirements of Florida’s Development of Regional Impact (DRI) process. This approach managed issues related to traffic, utilities, the environment, and land use plans for Duval County.
